A: As a rule of thumb, objects that are screwed into walls/floors or are glued onto counters belong with the house (e.g. toilets, sinks, light fixtures). If the object is hung on a hook, it belongs to you (e.g. pictures, curtains, but not the rods). Removing objects like toilets and sinks will reduce the worth of your property in a sale. When the property is sold via the court process, its sale price is applied towards your judgment debt. It is in your best interest to preserve the value of your house so as to minimize the amount that you owe in judgment. If you do not take care of the property, the bank’s lawyer can obtain a Preservation Order, which will allow the bank to send people into your home to preserve its value. The costs of that court application, and all fees for the people sent into your home will be added to the amount you owe on the judgment against you.
